福園,屬于市內重點開拓區,在整個淄博的發展過程中,連接中心城區與淄博新區,承接高新區與南部城區的重要位置,是2016年淄博最大的棚改項目。

The site of Fortune Garden nestles in the key development zone of Zibo City, which connects Zibo New District with the Central City. Strategically located between the high-tech zone and the south city, it is the biggest shanty-town renovation project in Zibo in the year of 2016. 

 

福園是怡境與新東升合作的第三代的住宅產品,在滿足功能需求的同時,項目注入了更多的文化內涵,并以此串聯社區多個功能業態,形成大文化社區的理念。怡境在項目初期提前介入,幫助本土企業找到痛點并妥善解決。將自身大量實踐經驗與成熟的產品打造策略進行組合、創新,穩步實現產品升級。

The Fortune Garden is a third-generation residential development co-presented by GVL and Xin Dong Sheng Properties. In addition to modern functions, the project is also endowed with unique culture which integrates different industries and helps to shape a culture-oriented community. GVL began to get involved in the project from the very beginning, trying to help local enterprises find and solve their pain points. During the process, based on years of practice and experience, GVL has strategically provided innovative solutions and gradually realized the upgrade of the development.  


福園是特別的,打造幸福家園是回遷群眾最大的期盼,這是一場新生活的變革,也是設計賦能幸福生活的又一次實踐。

Fortune Garden is special, since a happy home is the greatest expectation of the relocated residents. And GVL’s design is sure to bring a great change to life and contribute to a happy life.

規劃設計為“下商上居”的空間布局,一層落位商業服務與停車功能,打造煙火氣息濃厚的主題功能商業街區,滿足福園居民日常生活的需求,真正實現3分鐘便民生活圈。同時,商業街與市政道路相連,將人流吸引至此,聚集人氣。

According to the planning, the ground floor will serve as retails while the upper floors as apartments. Therefore, the ground floor provides commercial services and parking, which well meet the daily requirements of Fortune Garden’s residents. In addition, connected with the urban road, the commercial street will attract more people here.

二層平臺猶如“空中森林”,在平坦的場地里營造出一片“高臺園林”,以中式韻味+現代簡約兩重風格,打造業主幸福居住空間。“下商上居”的布局讓社區生活空間更立體多維,讓生活凌駕在活力商業之上,出則繁華,入則寧靜。同時,打破“外商內居”的傳統空間布局模式,提高商業配套體量,實現多方共贏。

The terrace on the second floor is just like a "forest in the air", which is designed in modern Chinese style to provide a happy living space for the residents. Different from traditional design to separate commercial space from residential space, the vertical space arrangement provides more commercial facilities and allows people to enjoy quietness and prosperity at the same time, benefiting all people involved.   

 

地塊本身被市政道路劃分成東西兩個地塊,“下商上居”設計的巧妙在于東西地塊便可通過三座空中景觀天橋連接,實現社區資源共享。景觀天橋兩側以綠化抬高地形,隔離外界紛擾,保證了居民隱私性,抽身繁雜之外,享受家的安寧。同時居民又能居高臨下,俯瞰城外車水馬龍、燈火璀璨。

The site is divided into the east and west parts by the urban road, which are skillfully connected by three landscape bridges in the air, making everywhere accessible. Along the landscape bridges are green trees serving as shelter from the outside disturbance and ensuring the privacy of the residents. Meanwhile, the apartments overlook the outside city, allowing residents to experience the hustle and bustle of city life.

福園占地11萬平方米,從山東齊魯文化著手,取其中式儒風雅韻、世家禮序,將描繪齊魯美景的詩情畫意融于園中,以現代中式風格展現精致的生活社區,從而更貼近淄博人內心的文脈情節,產生空間的情感共鳴。福園在格局之中蘊藏文化與藝術之美,用景觀設計呈現“五進歸家”禮制,營造濃厚的具有傳統文化的歸家儀式感。

Fortune Garden covering an area of 110,000 square meters, its landscape design is inspired by Qilu culture of Shandong province, introducing Chinese-style elegance, etiquette and poetry into the garden and creating a boutique residential community of modern Chinese style. This kind of cultural context brings the sense of belonging. In terms of overall layout, Fortune Garden boasts the beauty of culture and art, presenting “five ceremonial entrance spaces” on the way home with skillful landscape design.   


“一進大堂門”,結合水景打造入口空間,拾級而上,折路而入,空間布局更具內斂,更顯儒家文化底蘊。大堂打造成現代時尚感的藝術館,與外面的喧囂形成鮮明對比,滿足業主的生活儀式感。

The entrance space to the lobby is decorated with a waterscape and zigzag steps, making the space compact and allowing people to experience the charm of Confucian culture. The gallery-like lobby, designed in modern style, is ceremonial and in contrast with the noisy outside world.

“二進中軸會客廳”,東西方向約150米長的景觀中軸空間,以禮序空間與藝術細節打造成精致軸線景觀。通過景墻與廊架的轉折布局,將東西兩側各劃分成三進空間,達到步移景異的入園體驗。

The second entrance space is a 150 meters long landscape axis extending from east to west, along which are six spaces divided by landscape walls and trellises. Artistic details and sequential space arrangement allow people to enjoy different views while entering the space.

以山東琉璃作為點睛之筆,通過鏡面水的天光倒影與流暢曲線的種植島呈現琉璃干凈透亮的特質,打造詩意的中軸水庭,提供更具溫度、更具中式美學的歸家禮制。休憩處有序分布,給小區業主帶來了“第二會客廳”,寂靜的夜晚,月色投入湖中,鄰里情長,刻畫一副幸福的“鄰家大院”。

Colored glaze made in Shandong is an important element in the space, which, combined with the mirror water and the curve-shaped plants isle, contributes to a poetic and welcoming atrium. Recreation areas are arranged in order, forming a “second living room” where residents can gather together in the evening, chatting and enjoying the beautiful moon and lake.

“三進組團花園”,組團花園有序點綴,讓鄰里在交流間,親近自然,為業主帶來第三重歸家的禮儀。一草一木皆是心境,與自然親近,點滴之間賦予了歸家的恬淡。

The third ceremonial space is orderly interspersed with small gardens, which will encourage residents to communicate with neighbors and get close to nature. Every tree and bush help to create a natural and relaxing atmosphere that welcomes people back home.

“四進幸福歸家路”,1.4公里彩色跑道貫穿園區,串聯各個功能活動場地及組團花園,倡導健康生活。

Then comes the “Happy Way Home”——a 1.4-kilometer colorful runway runs through the garden, connecting various functional spaces and small gardens and introducing a healthy lifestyle.

“五進戶門”,景觀設計滿足大眾對于私有庭院的向往,細致入微的細節處理,處處體現了居住尊貴感、歸屬感。

The last is the entrance space to private garden. The landscape design realizes people’s dream for a private garden and the exquisite details bring the sense of honor and belongings.  

 

南區建筑規劃留出一個樓間距80m見方的園林空間,景觀設計利用此場地打造復合型功能空間,融合兒童樂園、互動溪水、成人健身、水中休閑空間、開放陽光草坪等多項功能區。

In the south of the site, a square garden (80 meters in length) is enclosed by buildings, which combines functions such as children’s playground, interactive stream, fitness facilities, waterfront recreational space, sunny lawn, etc.

各個功能區自成一景又相互滲透:利用地庫錯層高差,設計跌水溪流景觀,溪流水系同時是兒童戲水與互動景觀;在溪流源頭設立景觀休閑廊架,在高處觀賞整個地塊景致;兒童地墊活動場與互動溪水相鄰,大型主題兒童游樂設施成為場地焦點之一。

Each functional area is independent and permeates each other: the cascade is created by making use of the underground parking; a stream thus forms for children to play with water; at the end of the stream a trellis is built to overlook the whole garden; beside the stream is the mat-covered children’s activity space, which is equipped with an eye-catching amusement facility.

其它樓間保證至少50m,各種功能區穿插布置,保證功能分布均好,滿足人性化設計需求,為業主提供便捷可達的活動空間。

With at least a 50-meter distance between all buildings, various functional areas are reasonably interspersed to meet personalized needs and provide activity spaces which are easily accessible for the residents.

為打造兒童友好社區,提供一個更適合兒童成長的家,在園區分散布置了三個不小于550㎡的兒童區。每個兒童區有獨特的主題:奇幻鯨魚灣、環夢火車島、星際海盜船,配置相應的地墊圖案或者造型設施,分齡分區塊,讓孩子們成長每一步都樂在其中。歡快奔跑的身影,讓空氣彌漫活力的氣息。

In order to build a child-friendly community and provide a more suitable home for children to grow up, three children's playgrounds, all no less than 550 square meters, are designed in different areas of the garden. Each has a unique theme: the fantasy whale bay, the dream train island and the interstellar pirate ship, all of which are equipped with corresponding floor patterns or facilities to entertain children of all ages. Children run happily around, filling the air with joy and vitality.

福園項目充分展示了物理空間更替的背后是社會價值的再造,它并不是簡單的推倒、拆除、重建,而是以挖掘增量價值、契合城市可持續發展方向的有機更新過程。在福園項目里,舊朋成新鄰,載滿了人情味,成為了一座城市的溫暖補償。福園,正如其名所期許的那樣,讓所有居住者在這座精致多元的生活社區中找到了內心最完美的幸福家園。

The project of Fortune Garden has fully demonstrated that behind the renovation of physical spaces is the reconstruction of social values. It’s not simply to pull down, remove and rebuild but a process of upgrading to sustainable development. Here in Fortune Garden, there are old friends and new neighbors, complementing the city with warmth and kindness. As the name suggests, Fortune Garden allows all the residents to find their dream home in this diverse community.
